The guides fall into two groups. The Buyer's Guide, Seller's Guide, and PCS to NBVC guide cover the practical mechanics — pre-approval, presentation budget, inspection discipline, the math of a 60-day military relocation. The "Living in"series reads each city the way a friend who's lived there a long time would describe it: Ventura, Ojai, Camarillo each have their own climate, character, school dynamics, commute calculus, and what people don't tell you. Each guide is what I'd say in the first long conversation, written down so it doesn't have to start from scratch every time.

The discipline behind a good guide is candor — naming the downsides honestly so the upsides land with weight. Almost nothing here is a sales pitch. The longer version of any of these takes a coffee.
