Port Hueneme is the county's most practical beach town, and the only one with a Navy base inside the city limits. The pier runs 1,240 feet into the bay, the Bubbling Springs greenbelt connects the parks to the sand, and the housing stock leans hard toward condos and townhomes — which is exactly why it's the county's most attainable coastal address and one of its busiest VA-loan markets.
Who lives here
Navy families stationed at NBVC — roughly six percent of the city's adult population is active-duty — alongside retirees who found the last affordable beach town on this coast, long-time locals from the mid-century single-family tracts, and first-time buyers who realized a beach-adjacent condo here costs what a starter condo costs inland.
What to know
Three things buyers should know. First, this is a condo-heavy market — roughly two-thirds of the stock is attached or multifamily — so financing diligence is HOA diligence: reserves, owner-occupancy ratio, insurance, and VA project approval for the specific complex, checked in the VA's own condo database. Second, Hueneme Beach lives on a federal dredging cycle: the Channel Islands Harbor sand trap interrupts the natural sand flow, and the Army Corps pumps sand onto the beach roughly every two years — when the cycle lapsed in 2013, the beach eroded badly, so understand the cycle before buying for the sand. Third, parts of the city sit in mapped flood and tsunami hazard areas; pull the FEMA panel for the parcel, not the zip code.
Market character
The most attainable coastal market in the county. Redfin's March 2026 read put the citywide median around $585,000 (Zillow's value index slightly higher, near $623,000), with the beach condo complexes — Surfside I, III, and IV near the pier — typically listing below the citywide median while the inland single-family tracts trade above it. Days on market run longer here than in Ventura or Camarillo; this is a market that rewards patient, well-underwritten offers rather than panic bids.
What the data says.
A few figures worth knowing before you tour Port Hueneme— drawn straight from the U.S. Census, not estimated. Numbers tell the truth; these are the ones that actually matter to a buyer.
A genuinely small city — one pier, one beach, one school district, and a Navy base.
Solid household incomes against the county's lowest coastal prices — the affordability math is real.
About one in seventeen adults is active-duty military — the base isn't near the community, it is the community.
Slightly renter-majority, reflecting the rotation of Navy households — steady demand for well-kept rentals.

The places I’d send you.
Small town, short list, all real — the pier, the greenbelt, and lunch on the sand.
1,240 feet of fishing pier, open early to late — the town's front porch.
Fish and chips at the foot of the pier, eaten on the beach. No improvement possible.
The local coffee bar near the pier — the chicken and waffles have a following. Closed Mondays.
A landscaped park-to-beach path linking Bubbling Springs Park's ballfields and dog parks to the sand.
Free, volunteer-run, and genuinely good on the port's story — check current hours before going.
Quietly tracking Port Hueneme.
No active mandate to represent in Port Huenemeat the moment. Off-market work and pre-MLS introductions happen here regularly — if you’re considering buying or selling, the conversation starts before the listing does.

How close is Naval Base Ventura County, really?
It's in town — NBVC's Port Hueneme installation sits inside the city, and most of the residential grid is within about two miles of a gate. Gate hours and access rules change with base operations, so verify the current gate schedule against the base's official page when planning a commute rather than relying on anything printed.
Can I buy a Surfside condo with a VA loan?
The Surfside complexes have appeared on Ventura County VA-approved condo lists, and Port Hueneme is one of the busier VA condo markets in the region — but project approval is per-complex and changes over time. Before writing an offer, confirm the specific complex's current status in the VA's official condo report at lgy.va.gov. If it has lapsed, re-approval is possible but takes time you want on your side, not against you.
Is the beach erosion something to worry about?
It's something to understand. The harbor jetties up-coast interrupt the natural southbound sand flow, so by federal design the Army Corps dredges the harbor sand trap roughly every two years and pumps the sand onto Hueneme Beach — the recent cycles have moved on the order of a million-plus cubic yards. When the cycle runs on schedule, the beach is wide; when it lapsed a decade ago, the erosion was severe. For a beach-adjacent purchase, I'd weight the dredging cadence and the parcel's flood zone more heavily than the view from the balcony.
What are the schools?
Hueneme Elementary School District for K–8 — it serves Port Hueneme and south Oxnard and works closely with the base community — feeding into Oxnard Union High School District for high school, with most of the city zoned to Hueneme High. As everywhere on the Oxnard plain, verify the exact school assignment by address.
