Westlake Village is a planned community built around a private lake. Most of the desirable inventory is inside one of several gated subcommunities (North Ranch, Three Springs, the Westlake Island parcels). The lake is sailable, residents have private dock rights on a number of streets, and the Conejo hills frame the whole basin.

Westlake Village is predominantly a high-net-worth submarket. The buyer pool draws from west LA and the Conejo Valley, alongside executives in the Amgen / Tarsus / Bank of America employment corridor and long-time owners. Westlake skews higher-net-worth than most of Ventura County by some margin.

What to know

Three things. First, HOA structure varies sharply by subcommunity — Westlake Island carries a substantial monthly assessment and includes lake-rights; North Ranch sub-areas are lower-cost and don't include lake access. Verify what the HOA covers before assuming. Second, lake-rights are deeded, not transferable independently of the property — losing them in a lot-line adjustment is functionally permanent. Third, the school boundary between Conejo Valley Unified and Las Virgenes Unified runs through the city; high-end buyers tend to study which side a given parcel falls on.

Market character

Westlake is the highest-velocity sub-$5M luxury submarket in Ventura County. Quality inventory is limited (under twenty-five active most weeks) and well-priced lakefront and gated-subcommunity homes regularly see multiple-offer situations. The premium for true lake-front (private dock) over lake-adjacent (lake views, no dock) is meaningful — typically 20–35%.

If the lake is primarily aesthetic and view-oriented, lake-view often delivers most of the value at meaningfully lower cost. Resale liquidity is similar for both categories within Westlake.

How do the gated subcommunities differ from each other?

North Ranch is the largest, has the country club, and runs the broadest price range. Three Springs is the most architectural — newer custom homes on larger lots. Westlake Island is the most exclusive (only sixty-some homes, all with deeded dock rights). Each has its own HOA with different amenities and fee structure; the choice usually comes down to which one a buyer's lifestyle matches.

How does Westlake Village compare to Calabasas across the county line?

Calabasas has the celebrity / industry cachet and slightly higher price ceiling; Westlake has the lake, cleaner architectural identity, and (still) Ventura County tax assessment which can be meaningfully different on multi-million-dollar property. Buyers usually have a clear preference between the two by the time they're touring.
