Editorial submarket guides for the eleven neighborhoods I represent across Ventura County, Santa Barbara County, the Conejo Valley, and selectively along the Malibu coast.

Each guide is written the way I'd describe the neighborhood in the first long conversation with a buyer or seller — the geography, the housing stock, the market velocity, the questions that come up most often. They're organized roughly west to east along the coast and inland into the Conejo Valley, then south into Santa Barbara County and the Malibu coast. Pierpont Lanes, Downtown Ventura, and Hillside Ventura are the three Ventura submarkets where most of my city work sits. Ojai East End trades on provenance more than comps. Camarillo Heights is the most active multifamily corridor under $5M in the county. Westlake Village, North Ranch, Lake Sherwood, and Hidden Valley together form the Conejo luxury tier — gated subcommunities, country-club anchors, equestrian zoning. Montecito and the Malibu Coast are the cross-county high-end legacy markets I work selectively for long-standing clients.

The guides describe the housing stock and market character — not the residents. If a particular neighborhood looks like it might fit you, the longer conversation about whether it actually does takes a coffee.
